BIM is the process of creating a digital database and virtual representation of physical and functional characteristics of a proposed facility. A BIM model, consisting of multiple models used in aggregate, is referred to as a federated model. Models linked into the federated model are called building information models. These models can be manipulated individually without impacting another linked building system model.
